Free Homeowners Insurance Calculators
Check whether your home is insured for what it costs to rebuild
Six calculators covering the numbers that decide a homeowner claim: rebuild cost, the limits derived from it, what special limits quietly cap, deductible break-even, and the coinsurance penalty that catches under-insured properties.
Home Insurance Calculator
Build out the full coverage structure of a homeowner policy from the dwelling limit, and see what every other limit is derived from.

This is an estimate based on the values you entered. Actual premiums, coverage, eligibility and pricing vary by provider and by individual circumstances.
Most homeowner policies derive the other coverage limits as percentages of the dwelling limit. Raising the dwelling limit raises all of them; the percentages themselves can usually be adjusted by endorsement.
The per-room figure is simply the contents limit divided across eight rooms. It is a sanity check, not a valuation - a real inventory almost always produces a different number.

Almost every serious problem with a homeowner policy traces back to one number. The dwelling limit drives the contents limit, the other-structures limit and the loss-of-use limit, and it decides whether a coinsurance clause pays a claim in full or in proportion.
That number should be the cost to rebuild, and it is routinely set against the purchase price instead. These tools work out what a rebuild actually costs, what the derived limits become, and what happens on a claim if the figure is short.

Why use HomeInsuranceTools
Rebuild cost, not market value
Insurance covers the structure. Land and location are not insured, which is why a sale price is the wrong starting point for a dwelling limit.
The coinsurance trap made visible
Under-insure a property and the insurer pays partial losses in proportion. The calculator shows exactly what that costs at your current limit.
Special limits explained
A generous contents limit still caps jewellery, cash and collectibles at a fraction of it. The contents tool shows what would need scheduling.
Nothing collected, nothing stored
No account, no quote form. Every calculation runs in your browser and nothing you enter is transmitted anywhere.
How it works
- Start with the rebuild cost calculator and compare the result against your current dwelling limit.
- Use the coverage calculator to see what the other limits become at that figure.
- Check the contents tool for anything that would hit a special limit.
- Review the deductible and coinsurance tools before your next renewal.
Frequently asked questions
Can this site quote my home insurance?
No. Property rates are proprietary, filed by state, and depend on the specific property. These tools work from figures you supply so you can check and compare the quotes you already have.
Why is rebuild cost different from what I paid?
The purchase price includes land and location; insurance covers the structure only. In an expensive area the sale price can be double the rebuild cost, and in a cheaper one it can be well below it.
What is a coinsurance clause?
A requirement to insure at least a stated percentage of replacement cost. Fall short and the insurer pays claims in the same proportion - including small partial claims nowhere near the limit.
Is my jewellery covered by the contents limit?
Only up to a special limit, which is usually a small fraction of the contents limit. Anything above it normally needs to be scheduled individually.
Do I need an account?
No. There is no sign-up, no login and no email requirement anywhere on this site.
