The effective rate is your commission after the split you actually receive. Using the gross rate understates the volume required, often substantially.

Business expenses are added to the target because they come out of commission before anything reaches you.

This is a planning target derived from your own inputs. It is not a projection of business you will win, and market conditions are outside its scope.

Income goals are set in dollars and reached through activity, and almost nothing connects the two. The chain runs from target to gross commission to funded volume to loan count to applications to contacts to calls, and each link is a division by a rate you already know.

These tools run that chain in both directions. They also cover the two questions that come up most often in the work itself: what a compensation plan actually pays after the split and the file fee, and why there is prepaid interest on the closing statement.

Why use LoanOfficerTools

The split is the number that moves the target

A commission rate before the split describes what the file generates, not what reaches you. The effective rate is the one worth comparing between offers.

Expenses come first, not last

Licensing, software, marketing and support all precede income. A target that omits them is reached on paper and missed in practice.

A target priced in effort

Calls per funded loan turns an aspiration into a workload, and shows immediately whether a goal is achievable at your current conversion rates.

The closing-statement question, answered

Per diem interest, days charged, the first payment date, and why closing later reduces cash at the table without making the loan cheaper.

How it works

  1. Start from the income target and work back to funded volume and loan count.
  2. Check the plan you are on against the plan you are offered on effective rate, not headline rate.
  3. Convert the monthly loan target into daily activity using your own conversion rates.
  4. Use the per diem tool when a borrower asks about prepaid interest or a closing date.

Frequently asked questions

What commission rate and split are typical?

This site does not say, because there is no honest single answer. Compensation varies by employer, channel and licensing model. Every calculator here uses the figures from your own agreement.

Why compare plans on the effective rate?

Because a higher headline commission on a worse split, or one carrying a per-file fee, can pay less. The effective rate after split and fees is the only comparable figure.

Where should the conversion rates come from?

Your CRM. Rates drift with the market and with lead quality, and a plan built on last year’s numbers will misstate this year’s effort.

Is prepaid interest an extra charge to the borrower?

No. It is ordinary interest for the days between closing and the end of that month, collected at closing because the first regular payment is not due until the first of the following month.

Is anything I enter saved?

No. Every calculation runs in your browser. There is no account and nothing is transmitted or stored.
