Most mortgage calculators produce a principal and interest figure and stop there. The number that leaves the account each month is routinely a third larger, because property tax, homeowner insurance and often mortgage insurance are collected in the same transfer.
These tools compute the whole payment, build the schedule that explains where it goes, and show what the purchase costs on completion day. Every figure comes from what you enter - there is no rate feed here and no calculator can tell you what rate you qualify for.

Payments, amortisation and the full cost of a home loan.
Amortization
Schedules, balances and the split between principal and interest.
Why use MortgageCalculatorTools
The full payment, not a fragment
Principal, interest, tax, insurance, HOA and mortgage insurance in one figure, with each component shown separately.
The schedule that explains it
A payment-by-payment table showing why early payments are almost entirely interest, and what an extra payment does to the payoff date.
Total interest, stated plainly
A half-point rate difference is abstract; thirty-five thousand dollars over the term is not. Both are shown.
Free, private, no sign-up
No account, no lead form, no broker on the other end. Every calculation runs in your browser and nothing is stored.
How it works
- Start with the full payment calculator using figures from a real quote or listing.
- Check the cash needed at closing before assuming a price is reachable.
- Build the amortization schedule to see where the payments actually go.
- Use the interest split to understand how little equity the early years build.
Frequently asked questions
Can this site tell me what rate I qualify for?
No. Rates depend on credit, income, the property, the loan programme and lender pricing on the day. These tools apply a rate you already have.
Why is my lender’s payment different?
Principal and interest should match closely. Escrow amounts frequently differ because lenders use assessed values and their own insurance estimates rather than the figures you enter.
When does mortgage insurance come off?
Usually when the balance reaches 80% of the original value, and automatically at 78% in many jurisdictions. Reaching it early through extra payments often needs a written request.
Are you a lender or a broker?
Neither. This site does not originate loans, accept applications or pass your details to anyone. It is funded by advertising.
Is anything I enter saved?
No. Every calculation runs inside your browser. Nothing is transmitted to a server or stored anywhere.
