A pipeline is a series of multiplications, and the result is far more sensitive to the early stages than most people expect. Improving a contact rate from forty to fifty percent raises funded loans by a quarter without a single additional lead.

The early stages dominate
Because the funnel multiplies, a percentage point at the top is worth more than a percentage point at the bottom. Contact rate is usually the largest single lever and also the one most affected by speed of response.
A source with a poor contact rate is expensive even when the price per lead looks attractive, because most of what you bought never enters the funnel at all.
Commission per lead sets the price ceiling
Dividing expected commission by leads gives the most you can pay for one and still be profitable before any other cost. It is a hard ceiling rather than a target - anything approaching it leaves nothing for the overhead the pipeline runs on.
A source priced above that figure is unprofitable at your conversion rates, whatever the vendor’s case studies show.
Use recorded rates, not remembered ones
Conversion rates drift with the market, with lead quality, and with how quickly your team responds. Rates that were accurate two years ago will misprice a source today.
The defaults in this tool are placeholders to demonstrate the arithmetic. Replacing them with your own numbers is the entire point.

What this calculator does, and what it deliberately does not do.
- Each stage multiplies the previous one by the rate you enter.
- Volume is funded loans multiplied by average loan size; commission is volume multiplied by your commission rate.
- Commission per lead is total commission divided by leads, before any marketing or overhead cost.
- All conversion rates come from you. Nothing here estimates them or draws on external benchmarks.
- Results are estimates. Real quotes depend on credit, income, property, loan programme and lender pricing at the time of application.
- Nothing you type is transmitted or stored - the calculation runs entirely inside your browser.

This deliberately does not say. Published benchmarks vary enormously by channel and by definition, and quoting one as typical would be inventing a statistic. Use your own history.
Which stage should I improve first?
Usually the earliest one you can move, because it multiplies through everything after it. Speed of first contact is the most common candidate.
Does commission per lead include my costs?
No. It is gross commission divided by leads. Subtract the lead price, marketing costs and overhead to reach a net figure.
Can I use this for a referral pipeline?
Yes. Referrals normally show far higher contact and application rates, which is what makes them worth more per lead.
