Free Mortgage Brokerage Business Calculators

A brokerage is a fixed-cost business with variable revenue

Four calculators for the business rather than the loan: the volume that covers overhead, what each compensation structure costs a borrower, where the pipeline leaks, and what a funded loan costs to acquire.

Mortgage Broker Revenue Calculator

Project brokerage revenue and profit from funded volume, and find the number of loans a month that covers fixed costs.

Break-even is the number of funded loans per month that covers fixed costs at your current commission and variable cost per file.

These are planning figures based on your assumptions, not a forecast of market conditions.

The arithmetic that decides whether a brokerage works is not the arithmetic on any individual file. It is the relationship between fixed costs, contribution per funded loan, and the number of files that actually close.

These tools work on that level. Break-even volume, compensation structures compared from the borrower’s side, funnel conversion stage by stage, and marketing measured in cost per funded loan rather than cost per lead.

Why use MortgageBrokerTools

Break-even volume, not just revenue

Fixed costs divided by contribution per file gives the loans per month the business needs before anything is profit.

Compensation explained in dollars

Lender-paid against borrower-paid, with the break-even month where the higher rate overtakes the cash at closing.

The funnel stage that costs most

Because the stages multiply, a point of contact rate is worth more than a point anywhere downstream.

Marketing judged on closings

Cost per lead ranks sources backwards. Cost per funded loan, against revenue per funded loan, ranks them correctly.

How it works

  1. Establish break-even volume from your fixed costs and contribution per file.
  2. Run the pipeline with your own recorded conversion rates, not remembered ones.
  3. Price each lead source in cost per funded loan.
  4. Use the compensation comparison when a borrower asks why one option has no fee.

Frequently asked questions

Do these tools use industry benchmark figures?

No. Every rate, cost and commission comes from you. Published benchmarks vary enormously by channel and definition, and presenting one as typical would be inventing a statistic.

Why measure cost per funded loan instead of cost per lead?

Because a cheap lead that never funds is expensive. Only cost per funded loan, compared against revenue per funded loan, ranks lead sources correctly.

Is lender-paid compensation free for the borrower?

No. The lender recovers it through a higher rate, paid monthly for as long as the loan is held. The comparison tool shows the break-even point between the two structures.

Can these project my origination volume?

No. They calculate the consequences of assumptions you supply. Nothing here forecasts rates, volumes or market conditions.

Is anything I enter stored or transmitted?

No. Every calculation runs in your browser. There is no account, no form submission and no analytics on the values you type.
